Terms of Use

Last updated: October 2026

These terms apply to your use of the Chave 100 Demora website. By browsing it or sending us a request through it, you accept them. Please read them together with our Privacy Policy and Cookie Policy.

Who we are

This website belongs to Chave 100 Demora [full legal name, NIPC and registered office to be confirmed], a company that manages condominiums, rented properties and short-term lets in Portugal, with its own maintenance and repair team.

You can reach us at chavesemdemora@gmail.com.

What the website is for

The website presents our services and lets you contact us or request a management proposal. It is informational only: there is no client area, no online payment, and no service is contracted through it.

Proposal requests

Requesting a proposal is free and carries no commitment. Sending the form does not create a contract or bind either party.

Our proposal depends on the information you give us and on our assessment of the building or property, and it is valid for the period stated in it. A management service only begins once a written agreement has been signed. For condominiums, the administrator is appointed by the owners' assembly, as the Portuguese Civil Code requires.

Information about our services

The descriptions of services, scope, response times and maintenance coverage on this website are general. What we provide to each building or property, including the 24/7 maintenance line, which is only available to properties under our management, is set out in the proposal and the agreement for that property.

The photographs on the website are illustrative and do not necessarily show buildings we manage.

Not an emergency channel

The website forms and our general email address are not monitored around the clock. Clients should report urgent issues through the maintenance line provided to them. If there is a risk to people or property, call 112 first.

Blog articles

Our blog offers general, practical guidance about living in and managing a condominium. It is not legal, tax or financial advice for any specific situation, and it may become outdated as the law changes. Before making decisions about your building, speak to us or to another qualified professional.

Acceptable use

You agree not to use the website for unlawful purposes, not to send false information or other people's details without their permission, not to submit spam or malicious content through the forms, and not to try to disrupt the website or access it without authorisation.

Intellectual property

The Chave 100 Demora name and logo, the texts and the design of this website belong to us or are used under licence. Third-party photographs are used under their respective licences. You are welcome to share links to our pages, but you may not copy, modify or reuse the content for commercial purposes without our written permission.

Third-party links and services

The website links to, and includes, services run by others, such as WhatsApp, Instagram and Google Maps. We are not responsible for their content or for how they handle your data; their own terms and policies apply.

Liability

We take care to keep the website accurate and available, but we cannot guarantee that it will always be uninterrupted or free of errors. To the extent permitted by law, we are not liable for losses arising from using, or being unable to use, the website, or from decisions based only on its general information. Nothing in these terms limits the rights consumers have under Portuguese law.

Complaints and dispute resolution

You can file a complaint in the electronic complaints book (Livro de Reclamações) at www.livroreclamacoes.pt.

If a consumer dispute arises, you can turn to an alternative dispute resolution entity, such as CNIACC, the Centro Nacional de Informação e Arbitragem de Conflitos de Consumo (www.cniacc.pt). The full list of entities is available at www.consumidor.gov.pt.

Applicable law

These terms are governed by Portuguese law. Any dispute will be settled by the competent Portuguese courts, without prejudice to the mandatory rules that protect consumers.

Changes to these terms

We may update these terms. The version published on this page, dated at the top, is the one that applies.
